Fire Alarm Servicing & Maintenance

Installing a fire alarm is the easy part. Keeping it working, and proving it works, is where most buildings fall short. A detector clogged with dust, a battery past its best or a fault left on the panel for weeks can all mean the alarm doesn't do its job when it's needed.

What the standard expects

BS 5839-1 recommends that fire alarm systems are serviced by a competent person at intervals of no more than six months. Between visits, the building should test the system weekly by activating a different manual call point each time, and record the result in the logbook.

If a service is missed, the system isn't necessarily faulty, but you've lost the evidence that it works. For the responsible person under the Regulatory Reform (Fire Safety) Order 2005, that evidence matters.

What happens on a service visit

Each visit is tailored to your system, but typically includes:

  • Checking the logbook for recorded faults, false alarms and weekly tests
  • Inspecting and testing the control panel, power supplies and standby batteries
  • Functionally testing a proportion of detectors and call points, so every device is tested at least once a year
  • Testing sounders and beacons for audibility and operation
  • Checking interfaces with access control, door holders, plant shutdowns and alarm receiving centres
  • Looking for changes to the building that affect coverage, such as new partitions or a change of use
  • Updating the logbook and issuing a service certificate

Fault repairs and false alarms

A fault light on the panel is easy to ignore, especially if it's been there a while. It shouldn't be. Faults can mean a whole zone isn't monitored.

When you report a fault, we'll find the cause, whether that's a failed detector, a wiring problem or a panel fault, and repair it. For urgent failures, our 24/7 engineers can be on site within 60 minutes.

Repeated false alarms are a problem of their own. They disrupt work, wear down people's response and can lead to charges from some fire services. We look at the pattern, the detector types and their locations, and recommend changes that cut false alarms without reducing protection.

Taking over a system from another contractor

You don't need to have had your system installed by us. We regularly take over servicing of existing systems. On the first visit we'll review the logbook and drawings, test the system and give you an honest report of its condition, including anything that falls short of the current standard.

Servicing alongside your other compliance work

Fire alarm servicing sits naturally with emergency lighting testing and commercial EICR and fixed wire testing. Bringing them under one schedule means fewer visits, one point of contact and one set of records for every building. Larger estates can add it to a planned preventative maintenance contract.

Why buildings keep their servicing with ICE Electrical

  • Visits booked in advance, with reminders so nothing lapses
  • Clear service reports that tell you what was tested, what was found and what to do next
  • Faults repaired promptly, with 24/7 emergency cover when a system goes down
  • NICEIC-approved engineers who understand the wiring as well as the panel
  • Honest advice on false alarms and ageing equipment, without pressure to replace
