Landlord EICR & Electrical Safety Certificates
If you let a property in England, you're legally required to have the electrics inspected and tested at least every five years. ICE Electrical makes that simple. We contact your tenants, carry out the EICR, deal with any remedial work and send you everything you need to stay compliant.
Meet your legal duty as a landlord
We work with individual landlords, letting agents and portfolio owners across London, Kent, Essex, Hertfordshire and Surrey.

Our landlord eicr treatment process
Step 1 Contact
Send us the property address, tenant contact details and the date of the last EICR. For portfolios, a simple list of properties is enough to get started.
Step 2 The Quote
You get a fixed price per property before we book. If the report is unsatisfactory, each remedial item is priced separately so you can approve work quickly.
Step 3 The Works
We arrange access with the tenant directly, then a NICEIC-approved engineer inspects and tests the installation with minimal disruption to the household.
Step 4 After care
You receive the EICR to forward to tenants, and written confirmation once any remedial work is complete, as the 2020 regulations require.

What the law requires
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 apply to most private tenancies, including HMOs. Under the regulations, landlords must:
- Have the electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so
- Give a copy of the report to existing tenants within 28 days of the inspection
- Give a copy to new tenants before they move in
- Supply a copy to the local council within 7 days if asked
- Complete any remedial work within 28 days, or sooner if the report specifies, and confirm in writing to the tenant and council that it's done
Councils can impose financial penalties of up to £30,000 for breaches. Getting the test done on time, and acting on it, is far cheaper than getting it wrong.
How we make it easy for landlords and agents
We arrange access. Give us the tenant's details and we'll agree a time with them directly, so you're not stuck in the middle.
You get the report quickly. The EICR is sent to you by email, ready to forward to your tenants, along with a short summary of what was found.
Remedial work is priced straight away. If the report is unsatisfactory, you'll get an itemised fixed price for the repairs. Once complete, you'll receive written confirmation that the work has been done, which is what the regulations require you to pass on.
We remind you before the next one is due. Five years goes quickly. We keep a record and get in touch in good time.
HMOs, blocks and larger portfolios
HMOs often have more circuits, fire alarm systems and communal areas, and councils tend to look at them more closely. Our engineers are used to testing multi-occupancy properties, including landlord supplies to hallways, stairwells and shared kitchens. Where communal emergency lighting or fire alarms are in place, we can test those at the same visit. See emergency lighting and fire alarm servicing.
For agents and portfolio landlords, we can schedule testing across multiple properties, keep track of renewal dates and send reports in a consistent format for your records.
Smoke alarms and other landlord duties
An EICR covers the fixed electrical installation. It doesn't cover smoke or carbon monoxide alarms, which have their own rules for rented homes. If you need alarms fitted or replaced, we can do it at the same visit. See smoke and heat alarm installation.
