EICR Certificate (Electrical Installation Condition Report)

An EICR is a health check for the electrics in your home. One of our NICEIC-approved engineers inspects and tests your wiring, consumer unit, sockets, switches and fittings, then writes up exactly what condition they're in.

When should you have an EICR?

For an owner-occupied home, the recommended interval is every 10 years. There are plenty of good reasons to have one sooner:

  • You've just bought the property and don't know when it was last tested
  • The house is more than 25 years old and has never been checked
  • You're planning an extension, loft conversion or new kitchen
  • You've noticed warning signs such as scorch marks, flickering lights or a fuse box that trips
  • You're selling and want to answer the buyer's questions upfront
  • Your insurer or mortgage lender has asked for one

If you rent the property out, the rules are different. See our landlord EICR page.

What we inspect and test

Our engineer works through the whole installation, room by room. That covers:

  • The consumer unit. Its condition, the protective devices inside, and whether the circuits have RCD protection.
  • Earthing and bonding. The connections that make sure a fault can't leave metalwork live, including to gas and water pipes.
  • Every circuit. Insulation resistance, continuity and earth fault loop impedance, which together show whether cables are sound and protective devices will disconnect quickly.
  • Sockets, switches and fittings. Checked for damage, overheating and correct polarity, with a representative sample opened up.
  • Bathrooms and outdoor areas, where water makes faults more dangerous.

Most homes take three to four hours. Larger or older properties can take longer. Power will be off for short periods, and our engineer will tell you before each one.

Understanding the results

Each issue is given a code. C1 means danger present, and we make it safe before we leave. C2 means potentially dangerous and should be fixed urgently. C3 means improvement recommended: not dangerous, but not up to today's standards. FI means it needs further investigation.

C3s are common in older homes and don't make the report unsatisfactory. A home with a perfectly sound 1990s installation may well have a handful of them. We'll talk you through each one so you can decide what's worth doing now and what can wait.

If the report finds problems

You'll get a fixed price for any remedial work, broken down item by item. Many repairs can be done the same day. Larger jobs, such as consumer unit replacement or rewiring, are booked in at a time that suits you. Once the work is finished, we issue the certificate that goes with it, so your paperwork is complete.

There's no obligation to use us for the remedial work. The report is yours to keep, whoever you choose.
