Commercial EICR & Fixed Wire Testing

Fixed wire testing gives you documented evidence that your building's electrical installation is safe and properly maintained. It's how you meet your duty under the Electricity at Work Regulations 1989, satisfy your insurer, and spot deterioration before it causes downtime.

How often does a commercial building need testing?

There's no single legal interval. Instead, the recommended maximum periods come from IET Guidance Note 3, based on how the building is used and how hard the installation works. As a guide:

  • Offices and shops: typically every 5 years
  • Hotels, restaurants and licensed premises: typically every 5 years
  • Industrial units and warehouses: typically every 3 years
  • Places of public entertainment, swimming pools and similar: more frequently

Your insurer, landlord or the last EICR itself may set a shorter interval. If you're not sure when your building was last tested, we can check the existing records and advise.

What fixed wire testing covers

Fixed wire testing covers everything permanently connected to the supply: distribution boards, sub-mains, final circuits, isolators, lighting circuits, sockets and hard-wired equipment. Our engineers:

  • Inspect distribution boards and switchgear for damage, overheating and correct labelling
  • Test insulation resistance, continuity and earth fault loop impedance on every circuit
  • Test RCDs to confirm they disconnect within the required time
  • Check earthing and protective bonding to services and structural metalwork
  • Verify circuit charts and highlight where drawings no longer match what's installed

Testing without stopping your business

Every circuit has to be isolated to be tested properly, so planning matters. We'll survey the site first, identify critical loads such as servers, refrigeration, lifts and fire systems, and agree a testing schedule that keeps them running.

That might mean testing a floor at a time, working evenings and weekends, or phasing a large site over several weeks. Our engineers follow your permit-to-work and isolation procedures, sign in through your reception or security, and keep you updated throughout.

Clear reporting and costed remedials

You'll receive a full EICR with schedules of test results for every board, plus a summary that puts the observations in order of priority. C1 and C2 items are flagged clearly, with a fixed price for each remedial so you can raise orders quickly.

Where remedial work is needed, we can complete it to a timetable that suits you and issue the certificates that close out each observation. Many clients then move to a planned maintenance contract, which keeps test dates, remedials and records in one place.

Add thermographic and PAT testing to the same visit

If you're arranging fixed wire testing, it's often efficient to cover portable appliances and switchgear at the same time. See PAT testing and thermal imaging surveys.
