Homebuyer Electrical Survey
Your building survey will tell you about the roof, the damp and the boiler. When it comes to the electrics, though, most surveyors will note that the installation "should be tested by a qualified electrician" and leave it there.
Know what you're buying
A homebuyer electrical survey fills that gap. One of our NICEIC-approved engineers inspects and tests the property's wiring before you exchange, so you know if you're buying a sound installation or a rewire waiting to happen.

Our homebuyer electrical survey treatment process
Step 1 Contact
Send us the property address, the estate agent's details and your target exchange date. We'll arrange access with the agent and seller for you.
Step 2 The Quote
We confirm a fixed price for the survey when you book. Any work the report recommends is costed item by item, ready for negotiations.
Step 3 The Works
A NICEIC-approved engineer inspects and tests the whole installation, checking wiring age, the consumer unit, earthing and signs of DIY work.
Step 4 After care
You receive the full EICR plus a buyer's summary in plain English, and we can copy it to your solicitor if you need it.

Why get the electrics checked before you buy?
Electrical work is one of the most expensive surprises a new homeowner can face, and one of the hardest to spot on a viewing. A fresh coat of paint and new sockets can hide wiring that's 50 years old.
A survey gives you:
- Certainty. You'll know the condition of the installation, not just how it looks.
- Negotiating power. If the report shows significant work is needed, you can use it to renegotiate the price or ask the seller to put it right.
- A plan. If you're buying a project, you'll know what needs doing first and what can wait.
- Safety from day one. Anything dangerous is identified before you move your family in.
What our survey covers
The survey is based on a full Electrical Installation Condition Report (EICR), with the same testing and coding, plus a buyer's summary written with you in mind. It covers:
- The age and type of wiring, and whether it's likely to need replacing
- The condition of the consumer unit and whether circuits have RCD protection
- Earthing and bonding to gas and water pipes
- Insulation resistance and other tests on every circuit
- Signs of DIY or unregistered electrical work
- Bathrooms, kitchens, outbuildings and garden supplies
Getting access before you own the property
You'll need the seller's permission for us to visit and switch circuits off. We usually arrange this through the estate agent, who can confirm a time with the seller. If the property is empty, the agent may be able to give us access directly.
The survey takes three to four hours for most homes. We'll send the report to you, and to your solicitor too if you'd like, usually within a couple of working days. If your exchange date is close, tell us when you book and we'll do our best to prioritise it.
What happens if problems are found
The report sets out each issue, how urgent it is and what it would take to fix, with an itemised price for the work. That's the information you need to go back to the seller or to budget for after completion.
Common findings in older homes include an outdated consumer unit, missing RCD protection, poor earthing or old rubber-insulated cable that points to a rewire. Once you own the property, we can carry out the work and certify it.
