Commercial Electrical Fit-Outs

A fit-out lives or dies on its programme. If the electrics fall behind, the ceilings, flooring and furniture follow. ICE Electrical delivers electrical fit-outs for offices, retail units, restaurants and hospitality venues across London and the South East, working to your programme, alongside your other trades, and handing over a fully tested and certified installation.

Cat A and Cat B fit-outs

Cat A prepares a space for letting. On the electrical side, that typically means base lighting, distribution boards, floor box or perimeter power provision and landlord supplies, all finished to a standard that lets a tenant move in and build on.

Cat B turns that space into a working environment for a specific tenant. That's where meeting rooms get their power and AV supplies, kitchens get dedicated circuits, comms rooms get resilient supplies and the lighting is adapted to the new layout.

We handle both, and we're used to Cat A to Cat B conversions where existing services need adapting rather than stripping out.

What our fit-out service covers

  • Distribution boards, sub-mains and metering
  • Containment: cable tray, basket, trunking and conduit
  • Small power, floor boxes and desk feeds
  • Lighting installation and lighting controls
  • Emergency lighting and fire alarm interfaces
  • Dedicated supplies for kitchens, server rooms and HVAC
  • Data cabling, installed alongside the power. Data cabling
  • EV charge points for staff and visitors. Commercial EV charging

Retail and hospitality fit-outs

Shop and restaurant fit-outs run to tight dates set by a lease or an opening day. We plan the electrical package around that date, sequencing first and second fix so shopfitters and kitchen installers aren't left waiting.

Retail work brings its own details: display and feature lighting, till points, security systems and signage supplies. Commercial kitchens need correctly rated circuits for cooking equipment, extraction interlocks and careful thought about where water and electricity meet.

Working around your tenants and staff

Not every fit-out is a clean shell. Many of ours take place on one floor of a busy office, or in a shopping centre unit next to tenants who are trading. We phase the work, keep noisy activities and shutdowns to agreed times, protect common areas and keep dust and disruption contained. Any isolation that affects neighbouring tenants or the landlord's supply is agreed in advance.

Coordinated with your other trades

On a fit-out, the electrical contractor touches almost every other package. We attend design and progress meetings, check our routes against mechanical and ceiling drawings early, and flag clashes before they become problems on site. If you're a main contractor, you'll get a package manager who answers questions quickly and keeps the paperwork moving.

Tested, certified and handed over properly

At practical completion you'll receive an Electrical Installation Certificate covering the new work, full test results, as-installed drawings where required and certificates for emergency lighting. That's everything a landlord, building control or the next contractor will ask for.

  • Programme-led planning, with first and second fix sequenced around other trades
