Planned Preventative Maintenance (PPM) Contracts
Most electrical emergencies in commercial buildings give a warning first. A connection that runs hot. An emergency light that failed its last test. A circuit that trips every few weeks and gets reset by whoever's nearest. A planned preventative maintenance contract finds those warnings and deals with them before they shut you down.
Fewer surprises, fewer call-outs
ICE Electrical runs PPM contracts for offices, retail sites, hospitality venues, schools and residential blocks across London and the South East. You get a fixed schedule, NICEIC-approved engineers and the records to prove your building is being looked after.

Our planned maintenance (ppm) treatment process
Step 1 Contact
Request a proposal or call 03335775805. Share your sites, existing test records and any known issues so we can see what's due and what's overdue.
Step 2 The Quote
We survey the building and send a fixed PPM proposal listing every task, its frequency and the response times, so the annual cost is clear from the start.
Step 3 The Works
Engineers carry out each scheduled visit on the agreed dates, with isolations planned around your operation and any remedial works prioritised by risk.
Step 4 After care
Every visit is logged with test results, certificates and an updated asset register, giving you a full maintenance record ready for insurers and auditors.

What a PPM contract can include
Every building is different, so we build the schedule around yours. Most contracts combine some or all of the following:
- Fixed wire testing of the installation at the intervals recommended for your type of premises. Commercial EICR & fixed wire testing
- PAT testing of portable appliances, with an up-to-date asset register. PAT testing
- Emergency lighting monthly function tests and annual full-duration tests. Emergency lighting
- Thermal imaging surveys of distribution boards to spot overheating before it fails. Thermal imaging surveys
- Visual inspections of distribution boards, accessories, external lighting and plant room supplies
- Remedial works following testing, prioritised by risk
- Reactive call-outs with a 60-minute emergency response, 24/7
Why planned maintenance costs less than reacting
Reactive repairs are almost always more expensive than planned ones. They happen at the worst time, they often need out-of-hours labour, and the fault has usually caused knock-on damage by the time anyone calls. A loose connection found during a thermal survey is a short, scheduled job. The same connection found after it's burnt out a busbar is a shutdown.
Planned maintenance also makes budgeting easier. You know what's being done, when, and roughly what remedial work is coming, rather than finding out from an emergency invoice.
Records that answer the awkward questions
The Electricity at Work Regulations 1989 require anyone in control of a workplace to maintain its electrical systems so they're safe. If something goes wrong, the first question from an insurer or enforcing authority is usually: show me your maintenance records.
With an ICE Electrical PPM contract, you'll have them. Each visit is logged with test results, certificates, photographs where useful, and a clear list of outstanding items ranked by priority. We keep an asset register for distribution boards, emergency light fittings and portable appliances, so you can see the state of the whole site at a glance.
Scheduled around your operation
Testing means isolating circuits, and isolations need planning. We agree visit dates, access arrangements and shutdown windows with you in advance. Where the building can't lose power during the day, testing takes place in the evening, overnight or at weekends. Tenants and staff get notice before anything is switched off.
One contract for the whole portfolio
If you manage several sites, a single PPM contract keeps standards consistent. Every building is tested to the same specification, reported in the same format and covered by the same response times. That makes it far easier to compare sites, plan capital spend and answer questions from clients or landlords.
