House Rewiring: Full & Partial Rewires

Wiring doesn't last forever. Cable insulation dries out, earthing standards change, and homes built for a radio and a kettle now run induction hobs, home offices and electric cars. If your wiring is decades old, a rewire is often the only way to make your electrics safe and fit for the way you live today.

FAQs

Pricing & Payment

How is a house rewire priced?

We price rewires after a survey, based on the size of the property, the number of sockets and lighting points you want, the consumer unit and how accessible the floors and walls are. You get a fixed, itemised quote before anything is booked.

Booking & Response Times

When is the best time to rewire a house?

Ideally before you decorate, fit a new kitchen or carry out other renovation work. Once walls and floors are open for building work, rewiring is quicker, cleaner and easier to plan around. Rewiring after decorating means redoing walls, ceilings and flooring you've only just finished.

How long does a full house rewire take?

A typical three-bedroom house takes between five and ten working days. Larger or occupied homes can take longer. We give you a schedule at the start so you know which rooms we'll be working in each day. A partial rewire of one area can take just a day or two.

The Work Itself

Do I need a full rewire or just a partial one?

It depends on the condition of the existing wiring. If it's old throughout, a full rewire is usually best. If only certain areas are affected, a partial rewire of those circuits may be enough. Testing tells us which. We'll show you the results and explain our recommendation.

How much mess does rewiring make?

Rewiring involves lifting floorboards and cutting channels in walls, so there will be dust and some plaster damage. We keep it as contained as possible, clean up daily and fill channels, but you should allow for plastering and redecorating afterwards.

Can I stay in my home during a rewire?

Most people do. We work room by room, protect your floors and furniture, and make sure you have power to essentials such as lights and the fridge at the end of each day. If you'd prefer to be away for the noisiest days, we'll plan around that too.

Regulations & Compliance

Is a rewire notifiable under Building Regulations?

Yes. A rewire involves new circuits and a new consumer unit, so it's notifiable under Part P. We notify building control through our NICEIC registration, and you receive a compliance certificate once it's recorded. There's no separate application for you to make.

How do I know if my wiring is unsafe?

Rubber or fabric-covered cable, rewirable fuses, no earth to lighting circuits, scorch marks or regular tripping are all warning signs. The best way to know for sure is an EICR, which tests the condition of the whole installation. It will also show whether a full or partial rewire is needed.

Certificates & Paperwork

What certificate do I get after a rewire?

You'll receive an Electrical Installation Certificate showing the design, installation and test results for every circuit, plus a Building Regulations compliance certificate. Keep both for insurance purposes and for when you sell. We'll send digital copies as well as paper ones.

Guarantees & Aftercare

What if I want an extra socket added after the rewire is finished?

Just ask. It's always easier to add points during first fix, but extra sockets can be added later on the same circuits. We'll price it and record it on a Minor Works Certificate. Adding it before plastering, if you can, saves making good twice.

Signs your home may need rewiring

  • Cables with black rubber or fabric insulation, often found in homes not rewired since the 1960s
  • A fuse box with rewirable fuses and no RCD protection
  • No earth wire to lighting circuits, or metal light switches that aren't earthed
  • Round-pin sockets, or sockets mounted on skirting boards
  • Scorch marks, warm sockets or a smell of burning
  • Lights that flicker or dim when appliances switch on
  • An EICR that lists the wiring as unsatisfactory

Age alone doesn't mean a rewire is needed. Some 1980s installations are in good shape, while some newer ones have been badly extended. An EICR is the best way to find out where you stand.

Full rewire or partial rewire?

A full rewire replaces every cable, accessory and the consumer unit. It's the right choice when the wiring is old throughout, or when you're renovating and the walls and floors are already open.

A partial rewire replaces only the circuits that need it. Common examples are rewiring a kitchen during a refit, an extension, or a single floor where the wiring is clearly older than the rest. We'll test the remaining circuits so you know the parts we're keeping are sound.

How a rewire works

A rewire happens in two main stages.

First fix is the messy part. We lift floorboards, chase channels into walls and run new cables to every socket, switch and light position. This is the point to decide where you want sockets, lighting and data points, because moving them later means more disruption.

Second fix comes once plastering and decorating prep are done. We fit sockets, switches and light fittings, connect everything to a new consumer unit, then test and certify the whole installation.

For a typical three-bedroom house, a full rewire usually takes between five and ten working days, depending on the property and whether it's occupied.

Living at home during a rewire

Most of our customers stay at home while we work. We plan the job room by room, protect your floors and furniture, and make sure you have power to essential circuits at the end of each day. We'll talk through which rooms will be affected and when, so there are no surprises.

Rewiring does involve dust and some damage to plaster. We cut neatly and fill channels as we go, but you should allow for plastering and redecoration afterwards. We're happy to coordinate with your plasterer or builder.

Planning for the future

A rewire is the cheapest time to add things you'll want later: extra sockets in the kitchen and home office, outdoor sockets, a dedicated circuit for an EV charger, data cabling, or wiring for smart home controls. Tell us your plans at the survey and we'll design them in.
